Did you know that the historical Laurelhurst neighborhood extended west of 32nd, to the two blocks bounded by 31st, 32nd, Oregon, and Hoyt? The houses here say "Laurelhurst" on their deeds and many (most?) of the residents consider themselves Laurelhurst neighbors. Those blocks are today part of the modern-day Kerns neighborhood but historically and in spirit, they are part of Laurelhurst.
The next demolition in Laurelhurst will take place in this part of the neighborhood. 3204 NE Oregon St is a 1921 bungalow. It was bought for $450,000 in November 2017 and the developer has filed for demolition and new construction permits.
The new construction permit is listed as:

The preliminary plans show a large duplex, built 10 feet from the sidewalk and 5 feet from the nearest side lot line, with tuck under parking.
